What Is A Broker's License?

There are two types of licenses for real estate sales. A sales agent is a person who has studied and passed the exam to represent others in a real estate transaction. A real estate sales agent must work for a real estate broker.

A broker is a real estate professional who has experience as a sales agent, has taken advanced courses, and passed the broker exam. A broker is able to work independently and can choose to hire other agents to work for him or her. Brokers must provide a physical location for an office and are responsible for all transactions that happen within the agency.

Let's imagine you have worked as a real estate agent for three years and have decided to become a broker. Once you become a broker, you can set up your own office, market yourself as a broker, and recruit other agents to work for your agency. In addition to earning your own commission, you can earn a percentage of every transaction closed by the agents working for you.

How Do You Get a Broker's License in Alabama?

The Alabama Real Estate Commission has specific requirements you must meet before you can become a broker. You must:

  • Be a U.S. citizen or have a legal right to work in the U.S.
  • Be at least 19 years old
  • Show proof of residency
  • Show proof of high school diploma or equivalent
  • Have no history of a felony
  • Have had no real estate license or application revoked or rejected within the last 24 months
  • Have at least 24 months of experience in the last 36 months
  • Take a minimum of 60 hours of approved courses
  • Pass the broker exam within six months of completing courses
  • Submit the application with appropriate documentation and pay the required fee

Now that you know what you must do to get your license, you sign up for the courses. You must take 60 hours of classes before you take the broker exam. You are working full time and have family obligations. Therefore, you expect the courses to take about six months to complete. You want a few months to study for the exam, knowing that you must take the exam no more than six months after finishing your classes. Your goal is to become a broker within one year.
