Online Courses in Building Maintenance

The following online building maintenance courses, offered through some colleges and universities, may require an on-campus component:

  • A Fundamentals of Building Maintenance course covers the basics of commercial and residential repair and maintenance. Students learn tool identification, materials structures, and safety measures.
  • The Intro to Hydraulic Fluid Power course teaches students the fundamentals of hydraulic pressure flow and the different system components involved, including circuits, symbols, and system controls. Focus is also on effective troubleshooting techniques, safety measures, and correct maintenance procedures.
  • In the Mechanical Maintenance Principles course, students are introduced to the principles of electrical and mechanical systems as related to maintenance. Emphasis is on preventative maintenance, repairs, and inspection of building and industrial equipment.
  • A Maintenance Operations for High-Performance Buildings course consists of discussions, facility tours, lectures, and assignments. Students learn about locating building equipment, troubleshooting HVAC systems operations, calculating energy consumption, and identifying control points and distribution pathways, along with studying the electrical distribution system.
  • In the Building System Overview course, students learn the importance of becoming familiar with a facility's layout. Focus is on developing a documented reference system for the electrical, mechanical, and lighting systems, and identifying resource and energy usage in the facility.
  • The concept of ''greening,'' or making a building more environmentally friendly, has become a popular feature in modern construction. The Greening Your Facility course explores the definition of a green building, how to build and certify one, and how to turn an existing structure into a green one.
  • In the Preventative Maintenance course, students learn about routine maintenance procedures that can be conducted in order to reduce the likelihood of building deterioration. They are also introduced to predictive analysis techniques that can be used to locate areas of high risk.
  • The Planning Maintenance Activity course covers the basics of preparing for building maintenance work. Students learn about job safety analysis, cost estimation, staffing considerations, and coordination with building users.

Program Information

Building maintenance courses are offered in many universities and colleges as part of distance learning and online programs. Because of the hands-on approach required for certain maintenance issues, some schools structure programs in a hybrid format in which students complete some classes online and other classes on campus or at another learning facility. Students enrolled in building maintenance courses can earn a maintenance technology degree, such as an Associate of Applied Science or an Associate of Occupational Studies. Short-term certificates are also an option. Career opportunities include positions as a building facility manager, building maintenance technician, building chief engineer, and building maintenance professor.

For individuals who are interested in building maintenance, there are fully online and hybrid courses available at the undergraduate level. Students in these courses may have the chance to explore a variety of different types of maintenance.
