Training programs in home inspection are hard to find in South Carolina. Only a couple technical colleges in the state offer programs that provide students with the knowledge and skills necessary for a career in home inspection.

Career Requirements

Before home inspectors in South Carolina can be issued a license to work, they must complete an application provided by the South Carolina Residential Builders Commission and pass a licensing examination. Individuals working as architects, homebuilders, engineers and general contractors in South Carolina don't need to be licensed to conduct home inspections. Greenville Technical College

With close to 14,500 students attending its Greenville campus, Greenville Technical College is one of the largest institutions of higher learning in South Carolina. The school offers a diploma and certificate program in building construction technology. The programs are similar in many ways; both include intensive coursework in building construction, construction safety and equipment, construction project management and construction building codes. Both programs also prepare students for the South Carolina state builder's license exam. The main difference between the two is that the diploma program includes three general education courses in math, English and social sciences for a total of 49 credit hours; the certificate program consists of 40.

Through the school's corporate and career development division, students can enroll in an online home inspection certification course offered in conjunction with the American Home Inspectors Training Institute. The 9-module course covers topics like roofs, insulation, plumbing, electrical and exteriors. There are electronic books, practice quizzes, more than 200 photos and exams.

York Technical College

York Technical College is located near the North Carolina border in Rock Hill. York offers several licensing, degree and certification programs, including a building construction management certificate program for those interested in becoming licensed home inspectors. The certificate program may be completed in one year, with courses starting in the fall and going through a summer term.

Students begin the first semester with courses in fundamentals of building construction and site layout and preparation. Classes in the second semester include construction building code, construction labor and expediting, estimating and residential plumbing. Courses in the summer term include the fundamentals of construction safety, residential mechanical systems and basic electricity.
